Local guidance
Permits & Zoning in Fort Wayne, IN
In Fort Wayne and the rest of Allen County, a shed that is 200 square feet or smaller does not need a permit. A shed over 200 square feet does. Why a “10x20” usually doesn’t count as 200 sq ft Most dealers measure a shed from eave to eave, which includes the roof overhang. The building’s footprint is a little smaller than that. A shed listed as a 10x20 typically comes in a couple of inches under 200 square feet and usually doesn’t need a permit. If you’re on the line, measure the actual footprint of the building before you assume you need a permit. Hauling sizes are not backyard sizes Many buyers don’t know this. Hauling permits are based on the largest outside dimensions of the building, overhangs and trim included. On larger buildings, the size you see listed is often that hauling measurement. It tells the driver what permits the road needs. It doesn’t tell you what permit your backyard needs. Your local permit is based on the building’s footprint, so a building that looks “over 200” on paper may not be once it’s on the ground. If you do need a permit Both offices are in Citizens Square, 200 E. Berry St., Fort Wayne, IN 46802: Department of Planning Services (zoning / land use permit): Suite 150, (260) 449-7607. Hours are Monday through Friday, 8 a.m. to 5 p.m. Allen County Building Department (building permit): Suite 180, (260) 449-7131. You can also apply online through the Allen County / Fort Wayne Citizen Access portal: aca-prod.accela.com/ACFW. Before you buy, check your HOA covenants. Some neighborhoods have their own rules, and the county doesn’t enforce them.
Rules change. Confirm with your local building office before you buy.
